A GROWING NEIGHBOURHOOD
The Oranga Development is well underway, transforming the area with new, modern homes, safer streets and upgraded infrastructure. Over time, around 400 existing social homes will be replaced with approximately 1,300 new homes, including a mixture of social homes and homes to buy on the open market.
MORE SOCIAL HOMES ON THE WAY
Construction of the next stage of social homes across Oranga is progressing well, with several superlots set to start from October 2026. Together, they will deliver 78 new social homes across Edmonton Avenue, Gambia Place, Mount Smart Road, Santos Place, Waitangi Road, Nissan Place and Roosevelt Avenue.
Construction will be staged over the next two years, with the first homes expected to be completed in April 2027.
ON THE MARKET NOW
Elaman has opened its sales suite on the corner of Oranga Avenue and Olea Road. Visit between 10am and 11am on Sundays to chat with the team about the new townhouses, due for completion in November 2026. Further info on the homes for sale here.
Field Homes is welcoming pre-sales for its Roosevelt Rise development of 15 townhouses. The first six homes will be completed in November 2026, with a further nine coming in early 2027. For more information about Roosevelt Rise, click here.
GARDENS FOR THE COMMUNITY
The Oranga Compost Hub and Community Garden has found a new home at Fergusson Domain, and it's already growing into a much-loved local space. With support from Kāinga Ora, Tāmaki WRAP worked with Watercare to connect a water main to the garden, so the new plantings have the water they need to settle in and thrive.
The move was celebrated with a blessing, with the community gathering to welcome the garden to its new home. Since then, neighbours have been rolling up their sleeves at planned and spontaneous working bees.

Demolitions have been completed on 11 homes, making way for new social homes.

Design and consenting work continues for the walkway upgrades, as well as the Olea Road – Fergusson Park frontage improvements.

Design work is underway for market housing across nine superlots on State Avenue, Edmonton Avenue, Torokina Avenue and Gambia Place.

Construction will commence on 22 new social homes across three superlots, with the first customers expected to move in from June 2027.
Summer 2026/27

Demolition will begin on 12 more homes in the neighbourhood to make way for new social homes.

Construction will begin on the first of the new walkways, along with improvements to the Olea Road - Fergusson Park frontage.
