WHAT’S HAPPENING ON THE GROUND

The Oranga Development is well underway, transforming the area with warm, modern homes, safer streets and upgraded infrastructure. Over time, around 400 existing social homes will be replaced with approximately 1,300 new homes, in a mix of social and market housing.

We’ve now enabled around 10 hectares of land for housing, meaning the project is roughly halfway complete — an exciting milestone for the community.

BIG UPGRADES BENEATH THE SURFACE (AND ABOVE GROUND TOO)

To support the growing neighbourhood, we’ve delivered major infrastructure improvements, including:

• New wastewater and water pipes
• Undergrounding of overhead power lines
• Wider footpaths and an improved streetscape along the Waitangi Road shops

We’re also planning further upgrades to pedestrian pathways, making them wider and more accessible for people, prams and cyclists — helping everyone move around more safely and comfortably.

PROGRESS SO FAR

• 135 market and affordable homes completed
• 233 new social homes completed
• On track to deliver our 390th new home by the end of winter 2026
• $53 million infrastructure upgrade now complete
• Six development stages in total, with Stage 5 now underway
• Olea Road – Fergusson Park entrance upgrade, land exchange, and new pedestrian and cycle connections planned for 2026

TIMELINE

Summer 2026/2027

• Elaman Property has begun works on the corner of Olea Road and Oranga Avenue to bring 25 new terrace homes to the market.
• We’ve completed the demolition of another 24 existing homes within Oranga to ready the land for new, warm, dry homes.
• Field Homes will start works on 15 townhouses early next year on Roosevelt Avenue.
• Reid Residential will also soon be underway on eight townhouses at 135 Rockfield Road.

Autumn/Winter 2026

• Design work begins on pathway upgrades and the Olea Road frontage to Fergusson Domain.
• The design and construction of a new wastewater extension on Rockfield Road will get underway.
• New land will be brought to the market for home builders.

Summer 2026/2027

• Construction gets underway on pathways and the Olea Road Fergusson Park frontage.
• Building starts on the new public homes on Edmonton Avenue and Mt Smart Road – eight homes for each street.
• Completion of Reid Residential’s new terrace homes on Rockfield Road.
